What is a Landlord Gas Safety Certificate?
The gas safety certificate you receive once your property has undergone a gas safety check is the official documentation required to legally let your property to tenants. It will include:
· Details of the gas appliances installed to your property as well as their condition.
· An inspection report of the gas meter and associated pipework infrastructure and plumbing installed to your property.
· Details of the outcome of the inspection as well as any relevant comments.
· Details of the next gas safety inspection due date.
As the name suggests, this inspection and its associated certificate is only required for those letting property on a commercial basis. If you intend to occupy any property you own yourself, this certificate is not a legal requirement.
Your Responsibilities as a Landlord
· Gas Appliance Maintenance and Servicing
Every gas appliance should be serviced as detailed by the manufacturer. This includes not only any gas boiler fitted to your property but will also include any gas ovens or heating sources on the premises.
If no official recommendation in regard to the frequency of servicing required is available from the appliance manufacturer, each gas appliance should be serviced at least annually.
It is also useful to know that you are not responsible as a landlord for any gas appliance within the property that is owned by your tenant. In these instances, you will only be responsible for the gas supply itself.
· Gas Safety Inspections
Gas installations must be inspected annually by a qualified Gas Safe engineer. It is possible to arrange for an inspection up to 2 months early whilst still preserving the original annual inspection date.
· Gas Safety Records
Your gas safety certificate should be made available for viewing on demand. Your tenant should be forwarded a copy of the certificate within 28 days after completion and you should also provide a copy whenever a new tenant moves into your property.
